Operation Welcome Home is a program for active-duty military members, veterans, members of the Reserves or National Guard, or a Gold Star Family member that are first-time homebuyers. Eligible members may receive a closing cost credit of up to $2500.

US Veterans Administration Home Loan is a program to provide veterans with no-down payment loans, favorable loan terms, and rehabilitation assistance. There are no restrictions on location.
Veterans Special Housing Adaptations
The mission of VA’s Housing Adaptation programs is to adapt and/or modify a veteran’s/servicemember’s residence to accommodate their disability or disabilities. Adaptations and/or modifications are individually determined based on the medical feasibility for the veteran/servicemember to reside in their home; continuation with medical treatment and rehabilitation; and capability to live independently in a barrier-free environment. VBA’s SAH program may assist with the purchase of a home to accommodate a veteran’s/servicemember’s disability or disabilities.

MassHousing Mortgage is a program that provides affordable, fixed rate loans for homebuyers with no hidden fees or surprises. To qualify, homebuyers must earn less than $157,900 per year.
MassHousing Down Payment Assistance
Down Payment Assistance (DPA) of up to $15,000 is available in every city and town in Massachusetts and up to $25,000 is available in Boston and 26 select communities including Haverhill, Lynn, Peabody, and Salem.

MassHousing Workforce Advantage 2.0
MassHousing Workforce Advantage 2.0 offers an affordable, fixed-rate Mass Housing mortgage with down payment assistance of up to $25,000 for first-time homebuyers who earn up to 80% of the Area Median Income.
ONE Mortgage Program
ONE Mortgage Program provides low down payment, discounted 30-year fixed interest rate, no PMI mortgages. This service is provided by the Massachusetts Housing Partnership (MHP).

US Dept. of Agriculture 502 Guaranteed assists low- and very-low-income applicants to obtain decent, safe, and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability.

Salem Housing Rehabilitation Loan Program: Salem Housing Rehabilitation Loan Program is a program that provides assistance for moderate rehabilitation projects to eliminate existing or potential health and safety hazards, to carry out handicapped access improvements, and to undertake historic preservation. Property must be located in the City of Salem.
Get the Lead Out Program: The City acts as a Local Rehabilitation Agency for MassHousing’s Get the Lead Out Program to undertake lead paint abatement in pre-1978 homes with a lead poisoned child aged 6 or under. Please contact DPCD if you are interested in further information.
