Home for the Brave

Home for the Brave is a program that provides no-down payment mortgages, and assistance with closing costs and down payments, for veterans and active duty military personnel. Income limits and other restrictions do apply.

Operation Welcome Home

Operation Welcome Home is a program for active-duty military members, veterans, members of the Reserves or National Guard, or a Gold Star Family member that are first-time homebuyers. Eligible members benefit from a 30-year fixed rate mortgage with a Down Payment Assistance loan of up to 3% of the purchase price or $12,000, whichever is less. The DPA loan has a 1% fixed rate and 15-year term, and is repayable upon sale or refinance of the subject property.

US Veterans Administration Home Loan

US Veterans Administration Home Loan is a program to provide veterans with no-down payment loans, favorable loan terms, and rehabilitation assistance. There are no restrictions on location.

Veterans Special Housing Adaptations

The mission of VA’s Housing Adaptation programs is to adapt and/or modify a veteran’s/servicemember’s residence to accommodate their disability or disabilities. Adaptations and/or modifications are individually determined based on the medical feasibility for the veteran/servicemember to reside in their home; continuation with medical treatment and rehabilitation; and capability to live independently in a barrier-free environment. VBA’s SAH program may assist with the purchase of a home to accommodate a veteran’s/servicemember’s disability or disabilities.

Indian Home Loan Guarantee Program (Section 184) is a program that provides mortgages to members of qualified Native American tribes.

MassHousing Mortgage

MassHousing Mortgage is a program that provides affordable, fixed rate loans for homebuyers. Qualified borrowers are eligible for Down Payment Assistance loans; DPA of 3% of the purchase price. The DPA loan has a 1% fixed rate and a 15-year term, and is repayable upon sale or refinance of the subject property.

MassHousing Purchase and Rehabilitation Loans is a program that provides financing for first-time homebuyers purchasing a home in need of major repairs.

ONE Mortgage Program

ONE Mortgage Program provides low down payment, discounted 30-year fixed interest rate, no PMI mortgages. This service is provided by the Massachusetts Housing Partnership (MHP).

US Dept. of Agriculture 502 Guaranteed

US Dept. of Agriculture 502 Guaranteed assists low- and very-low-income applicants to obtain decent, safe, and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability.

Harborlight Community Partners Affordable Housing: HCP is the administrator of 51 first-time homebuyer condominiums located in four locations in Gloucester for qualified buyers that meet the household income restrictions of less than 80% of median area income.

Gloucester First Time Home Buyers Program: Gloucester First Time Home Buyers Program is a program that offers down payment or closing cost assistance to income qualified buyers. Property must be located in the Gloucester/Magnolia area.

Gloucester Housing Rehabilitation Program is a program that offers deferred and low interest rehabilitation loans. Property must be located in the City of Gloucester.

Haverhill

Haverhill First Time Homebuyer Down Payment Assistance: Haverhill First Time Homebuyer Down Payment Assistance provides up to $5,000 for down payment and/or closing costs for eligible applicants. Property must be located in targeted low- and moderate-income inner-city Haverhill neighborhoods.

Ipswich

Ipswich Housing Partnership: Loans from the Ipswich Housing Partnership are potentially forgivable loans and may be used for down payment assistance, legal costs, repairs, and/or closing cost assistance.

Lawrence

Lawrence First Time Homebuyer Assistance Program: Lawrence First Time Homebuyer Assistance Program is a program that provides financial assistance to low- and moderate-income households in the purchase of their first home. Property must be located in the City of Lawrence.

Lawrence Rehabilitation/Deleading Program: Lawrence Rehabilitation/Deleading Program is a program that offers grants and loans for housing rehabilitation. Property must be located in the City of Lawrence.

Lynn

Down Payment & Closing Cost Assistance: Up to a $5,000 deferred loan at 0% interest for income eligible first-time homebuyers purchasing in Lynn

Lynn Rehab Loan Program: Lynn Rehab Loan Program is a program that provides owner-occupants with financial assistance to rehabilitate their properties. Property must be located in the Neighborhood Revitalization Area of the City of Lynn.

Lynn Lead Abatement Program (LLAP): LLAP is program that provides lead paint abatement for low and moderate income individuals in order to create decent, safe, and affordable housing for all Lynn residents.

Newburyport

Newburyport Housing Rehabilitation : Newburyport Housing Rehabilitation is a program that provides technical and financial assistance with housing repairs to income-qualified households. Property must be located in the City of Newburyport.

Salem

Salem First-Time Homebuyer Downpayment Assistance Loan Program: Salem First-Time Homebuyer Down Payment Assistance Loan Program is a program to assist low- and moderate-income households to achieve homeownership. Property must be located in the City of Salem.

Salem Housing Rehabilitation Loan Program: Salem Housing Rehabilitation Loan Program is a program that provides assistance for moderate rehabilitation projects to eliminate existing or potential health and safety hazards, to carry out handicapped access improvements, and to undertake historic preservation. Property must be located in the City of Salem.

Get the Lead Out Program: The City acts as a Local Rehabilitation Agency for MassHousing’s Get the Lead Out Program to undertake lead paint abatement in pre-1978 homes with a lead poisoned child aged 6 or under. Please contact DPCD if you are interested in further information.
